Stoney Creek, Hamilton & Binbrook Housing Market Update February 2026

SALES & INVENTORY OVERVIEW

We have seen an annual decline of price by -5% across the region. All property types were effected with apartments/condos seeing a larger decrease. Sales totaled 8,996 in 2025, making it the lowest year since 2010 and -30% lower then long term averages.

SUMMARY & EXPERT INSIGHT 

        8,996 home sales were reported across the region, leading to one of the slowest years in the housing market since 2010. 30 percent below long term averages to be exact. The Canadian economy has greatly impacted our local real estate market, with global uncertainty, job security, immigration grinding to a halt and higher interest rates leading the way for the main factors. 

        Many Canadians simply can't afford the lifestyle that once was with inflation seen throughout our gas prices, local grocery stores, increasing hydro costs and necessity products for everyday living. 

        Selling a home is turning from a want to more of a need from what we are seeing with our clients. Many first-time buyers are taking advantage of the lowering home prices with first-time sellers willing to take a small lose on their home to upsize into a bigger home for their family with the more affordable detached home prices. 

        Currently, buyers have more options and negotiating power. When selling, it is paramount you price correctly, have professional marketing & exposure and higher a local team that knows the area well in order to sell your home confidently in this market.
